Screening disclaimer

AcreEyes (a brand of Hillstead Holdings LLC) sells parcel screening reports. A report is an automated summary of public records about a piece of land, meant to help you decide which parcels are worth a closer look. Please read this before relying on one.
What a report is not
A report is not, and must not be used as:
- a land survey, boundary determination or legal description;
- an appraisal or opinion of value;
- a septic, perc or soil suitability approval;
- a flood zone determination or an elevation certificate;
- a water-right, well-yield or water-availability opinion;
- a title search, access or easement opinion; or
- a determination that a parcel is buildable, permitted or fit for any use.
For any of those, hire the licensed professional or ask the agency responsible — a surveyor, appraiser, well driller, title company, the health district or the county.
Where the data comes from
Reports are built from public sources such as state parcel and well-log records, USGS elevation data, USDA soil surveys, national hydrography, FEMA flood maps and the National Wetlands Inventory. These sources can be out of date, incomplete, imprecise or wrong, and parcel lines in GIS data are approximate. Well logs describe wells that were drilled in the past; they do not predict what a new well on the parcel would find.
"Not checked" means not checked
When a public service is unavailable or returns an error, the affected item is marked not checked in the report. It is never treated as a clean result. A report with "not checked" items tells you less than one without them.
The screening score
The 0–100 score and its letter grade summarize the report's findings using published weights, so you can compare parcels consistently. They have not been validated against real-world outcomes and are not a prediction of cost, value, buildability or success.
Coverage
Reports are currently available for parcels in Idaho only.
