What we do
Most rural land deals go wrong on things that were in the public record all along: a neighbour's well logged at 400 feet, a slope too steep for a drain field, a road that ends at someone else's gate. Those records are public, but they are scattered across state water agencies, federal soil and elevation surveys, flood maps, road inventories and county rolls, each with its own maps and its own way of asking.
AcreEyes knows where each of those records lives. We read them for one parcel and tell you, in plain language, what they show, where they are thin, and what to check on the ground before your earnest money goes hard. Water comes first, because it is the hardest thing to check and the costliest to get wrong.
What a report is — and isn't
A report is a screening: a fast, consistent first look built entirely from public records, so you can tell which parcels deserve a site visit, a perc test and a driller's quote. It is not a survey, appraisal, title opinion or a determination that land can be built on. The Screening disclaimer spells out the limits, and every section of every report names what it cannot see.
