What's in a report
What does a report tell me?
For one parcel, six eyes read the public record: Water (logged wells nearby — depth, water level, yield — and groundwater restrictions), Land (slope, the largest gentle homesite patch, soil ratings for septic and foundations), Road (nearest mapped road and who maintains it), Hazard (flood zones, wetlands, wildfire, smoke, EPA sites), Title (owner of record, zoning, tax, public land, access signals) and Farm (soils, climate and what grows nearby). It ends in a 0–100 screening score with the reasons behind it, and maps.
Couldn't I find all this myself?
Every record we use is public. But they sit with more than a dozen state and federal agencies and each county, in different formats on different maps, and most buyers don't know where to begin. AcreEyes knows where each one lives, reads them for your parcel, and puts what they say in plain language in one report.
What does the score mean?
It is a consistent way to compare parcels side by side, built from published weights. It has not been validated against real-world outcomes, so treat it as a ranking of your short list, not a forecast of cost, value or what you can do with the land.
What does "not checked" mean?
When a public service is down or returns an error, the item is marked not checked. It is never counted as a pass. A report with not-checked items tells you less, and we'll re-run it on request.
Is this a survey, appraisal or septic approval?
No. A report is a screening from public records. It is not a survey, appraisal, title opinion, septic or perc approval, flood determination, water-right opinion or a determination that you can build. It tells you which parcels deserve those professionals and what to ask them.
Ordering & delivery
Which parcels can I screen?
Parcels in Idaho, by street address or the county parcel number (PIN). Neighbouring states will follow as their well records are added.
How do I know you found the right parcel?
Before you pay, we look up each address or PIN and, where the public services answer, show you the parcel we matched. Check it before checkout.
How fast will I get it?
The analysis runs as soon as payment clears and usually takes a minute or two per parcel. You get an email with your PDF and the same links stay on your order page. Nothing ships.
What if my parcel can't be read automatically?
A person works it by hand and emails you the report or a refund within one business day. You never pay for a report you don't receive.
Do I need an account?
No. You can check out as a guest; your report comes by email. An account keeps your orders and reports in one place.
Refunds & problems
What if a report is wrong?
Email us within 30 days with your order reference. If it is for the wrong parcel, a section failed on our side, or the PDF doesn't work, we'll re-run it, correct it or refund it.
Can I get a refund if I change my mind?
A report is produced and delivered as soon as you pay, so it can't be refunded once delivered. Check the parcel shown before checkout.

Can I share a report with my buyer, lender or driller?
Yes. The PDF is yours to print and share with the people helping you decide. Please don't resell reports.
